Our Property Management Pricing Options
We offer four distinct pricing plans to meet the needs of different property owners:
Standard Rate Plan (Best for Rentals $1,200 or Less)
Our Standard Rate Plan follows a traditional pricing model based on rent collected.
- Monthly Management Fee: 9% of the rent collected. For example, if your tenant pays $1,000, our fee would be $90.
- Tenant Placement Fee: 65% of one month’s rent (based on the signed lease). Example: If the rent is $1,200, the placement fee would be $780.
- Lease Renewal Fee: A flat $250 for lease renewals with existing tenants.
This plan is ideal for properties renting for $1,200 or less per month and ensures that our management fee is tied directly to rent collection.
Flat Rate Plan (Best for Rentals Above $1,200)
For properties renting at more than $1,200 per month, our Flat Rate Plan offers a cost-effective alternative.
- Monthly Management Fee: $109 per month—fixed, regardless of rent collection.
- Tenant Placement Fee: 65% of one month’s rent (same as the Standard Plan).
- Lease Renewal Fee: $250 flat rate.
Think of this plan as a subscription-based model. The higher your monthly rent, the more you save compared to the percentage-based Standard Plan.
Multi-Unit Custom Pricing
Own an apartment complex with 10 or more units in one location? We offer custom pricing tailored to the needs of your property.

Lease-Only Plan
If you just need help filling a vacancy but prefer to handle ongoing management yourself, our Lease-Only Plan is the perfect fit.
- Full-service tenant placement: We handle marketing, professional photos, video tours, showings, screening, lease signing, and move-in checklists.
- Tenant Placement Fee: Equal to one month’s rent. Example: If rent is $1,500, the fee would be $1,500.
Once the tenant moves in, we turn management back over to you or your designated manager.
