It is important that you read the screening criteria below. If you do not believe that you will pass the screening criteria, we recommend that you DO NOT complete the application and DO NOT pay the application fee.

You will be contacted by one of our property manager's shortly on the status of your application. Generally, applications are processed the same day (depending on time of day submitted). Our policy is to run all applications within 24hrs. Find out our screening process below:

Application Fee
The application fee is $40 for the first adult applicant and $35 for each additional adult listed on the application. Applicant acknowledges that we may incur such costs which are reasonable and necessary to complete the screening and background check process. Every occupant 18 years of age or older must fill out an application. The application fee also applies to ALL GUARANTORS / CO-SIGNERS.

  • Per Application (not per person) Processing Fee (Propertyware Leasing Desk): $5.00
  • Credit, Criminal, and Eviction check (Propertyware Leasing Desk): $16.95.
  • Landlord Reference Check (Access Property Management Group): $10.00
  • Employment Verification Check (Access Property Management Group): $8.05

CRITERIA FOR PROPERTIES PRICED $1000/MO OR OVER*

1. Credit score must be at least 600.
2. Monthly income must be at least two and a half times the monthly rent amount.
3. No bankruptcies or foreclosures within the the past 2 years.
4. No more than 3 accounts in collection.
5. No more than $1000 past due debt (medical bills and student loans disregarded).
6. No evictions within the past 7 years.
7. No felonies.
8. No outstanding utility collections or unpaid utility bills.

CRITERIA FOR PROPERTIES PRICED UNDER $1000/MO*

1. Credit score must be at least 550.
2. Monthly income must be at least two and a half times the monthly rent amount.
3. No bankruptcies or foreclosures within in the past 2 years.
4. No more than $1500 past due debt (medical bills and student loans disregarded).
5. No more than 5 accounts in collection.
6. No evictions within the past 7 years.
7. No felonies.
8. No outstanding utility collections or unpaid utility bills.

CRITERIA FOR PROPERTIES ACCEPTING SECTION 8*

1. Credit score must be at least 500.
2. Monthly income must be at least equal to the monthly rent amount.
3. No bankruptcies or foreclosures within the past year.
4. No more than 5 accounts in collection.
5. No more than $2500 past due debt (medical bills and student loans disregarded).
6. No evictions within the past 7 years.
7. No felonies.
8. No outstanding utility collections or unpaid utility bills.

GUARANTOR CRITERIA*

1. Credit score must be at least 700.
2. No more than one item in collection.
3. No more than $500 past due debt (medical bills and student loans disregarded).
4. No bankruptcies or foreclosures within the past 7 years.
5. If no guarantor is available, prepayment of all rents and deposits for the entire lease period is required in order to be approved.

INCOME REQUIREMENTS

1. Proof of Income - Each applicant is required to provide two (2) months of pay stubs from employer as proof of income. If   employment is to begin shortly, applicant must provide an offer letter on company letterhead. If applicant lists another source of income, they are required to provide proof of that income.

2. Self-employed applicants – must submit previous years filed tax return for income verification.

3. Cosigner/Guarantor - If an applicant does not demonstrate the ability to pay rent based on their income, a cosigner may be required (see Guarantor Requirements).

OUR APPLICANT SCREENING PROCESS

  • Applications are processed in the order they are received with all required documents and information. 
  • An application cannot be approved until all aspects of the screening policy have been completed and reviewed by the property manager. 
  • Housing is on a first-come, first-served basis, therefore we do not hold units until the application is approved and a deposit payment is made. 
  • When an application is approved or denied, we will contact you. Denied applicants will also receive an “Adverse Action Letter” via email to the email address listed on the application explaining why the application was denied.
