Screening Policy
We are an equal opportunity housing provider.
Anyone over 18 years of age must complete an application and pay a $30.00 per person screening fee. Children under 18 years of age must be listed on the application. Only those who are listed on the lease are authorized to reside in the unit. We will not begin to process an application prior to payment of the application fee.
Income Requirement: Household gross monthly income must be equal to or greater than two and a half (2.5) times the monthly rent amount.
Each applicant is required to provide three (3) pay stubs from employer as proof of income. If employment is to begin shortly, applicant must provide a letter of intent to hire from employer. If applicant lists another source of income, they are required to provide proof of that income.
If an applicant does not demonstrate the ability to pay rent based on their income, a cosigner will be required (see #9 for cosigner requirements).
Rental History: Housing references must be verifiable; family members and friends are not considered acceptable references. Unsuccessful rental history includes, but is not limited to, disturbances, unauthorized pets, repetitive & excessive pattern of late payments, damage to the residence, and money owed to past landlord. These items will be cause for rejection.
Applicants cannot have eviction judgments within the last four years.
Applicants cannot have ANY felony convictions in their criminal background history.
Applicants cannot be listed as a registered sex offender.
Applicants cannot have any misdemeanor conviction in the last seven years that is classified as follows: child neglect/endangerment, child abuse, disorderly conduct/criminal mischief, drug/paraphernalia possession or abuse, drug distribution or manufacturing, habitual criminal, harassment, other, unknown, property/vandalism, prostitution or soliciting sex, indecent exposure/public indecency, probation violation, terroristic threats, trespassing, theft, theft by check/credit card, fraud, robbery, resisting arrest, VCAP, domestic violence, concealed/possession weapon, weapons offense (other than concealment).
Credit History: We will run a credit report of all applicants to verify a credit score of at least 500. Within the applicant’s credit report, the following requirements must be met: a maximum of three items in collections; and no landlord collections. (If the applicant does not meet the credit score requirement, a co-signer will be required)
Cosigner Requirements: If a cosigner is required, the guarantor must be over 18 years of age, not living in the unit the individual is applying for, and possess a credit score of 650 with existing credit history. Within the guarantor’s credit report, the following requirements must be met: no bankruptcy, foreclosure, other legal items, or utility collections in the last seven years; a maximum of one item in collections; and no landlord collections.
Applications are processed in the order they are received, however an application cannot be approved until all aspects of the screening policy have been completed and reviewed by the property manager. Housing is on a first-come, first-served basis, therefore we do not hold units until the application is approved and a deposit payment is made. When an application is approved or denied, we will contact you. Denied applicants will also receive an “Adverse Action Letter” via email to the email address listed on the application explaining why the application was denied.
Fair Housing Act
The Fair Housing Act covers most housing. In some circumstances, the Act exempts owner occupied buildings with no more than four units, single-family housing sold or rented without the use of a broker and housing operated by organization and private clubs that limit occupancy to members.
