Tough Kent County Property Management

Providing Kent County property management is a lot more difficult than what it sounds like, especially for investors who are just beginning to get their feet wet. When you take into consideration that, as the Kent County property manager, you are responsible for advertising the property correctly, showing it, prescreening applicants, collecting rent, maintaining the property and a host of other things, it can be overwhelming. To say the least, it can be tough.

One of the toughest parts of providing professional Kent County property management is handling tenants who aren't meeting their rent obligations. Most of the time these renters give you warning signs in advance. For instance, after a couple months of paying their rent on time, they ask for a few days extension because of an unexpected problem. Then the next month they need another extension and another subsequent one after that, until they miss their rent payment altogether.

While it is okay for property managers in Kent County to be lenient and grant one or two extensions, there needs to be a line for when enough is enough. While this is tough to do, it's a necessary part of the job. Why? First, if you continue to grant extensions or let tenants get by with not paying their rent, these tenants are just going to continue to take advantage of your generosity. Secondly, when you have several investment properties, especially multi-family properties, and you allow this to happen, word will spread among your tenants. Then, you will either have unhappy tenants who are paying rent on time or more tenants asking for extensions.

Therefore, you have to be tough when it comes to your Kent County property management rules. Determine a specific date for when rent is due. Perhaps allow each tenant one or two extensions, but no more. Then, when rent is missed, immediately file the eviction papers. Remember, professional property management in Kent County is a business. If you aren't collecting rent, you aren't getting paid. So, be tough and go through the eviction process when necessary.
