How Should Allendale Property Management Handle Roommates?

Leasing rental properties to roommates is a common practice that most Allendale property management professionals do from time to time. If you have just bought your first rental property and have two or three people who want to lease the property as roommates, you may be trying to figure out exactly how to handle this type of rental agreement. Since you are probably providing your own property management in Allendale, this decision has to be made by you. This article should help you with this decision.

The biggest decision you have to make when leasing Allendale homes for rent to roommates is whether or not you want to hold them all equally accountable or if you just want to deal with one "primary" tenant when there is a problem. Many landlords find that it's much easier to provide quality Allendale property management if they only have to hold one person accountable instead of all of the roommates.

If you decide to have one roommate act as the primary roommate, this means that if rent isn't paid by one of the other roommates, the primary is responsible for covering the difference. A lot of Allendale property management companies who implement this policy also allow the primary roommates to "evict" roommates who aren't paying their portion of the rent. This is an additional perk for you because it prevents you from having to go through the formal eviction process.

The other option you have is to list each roommate as a "co-tenant" which means that they are all equally responsible for the rent payments and any damages that occur to the property. If you have to evict for whatever reason, you will have to evict all of the roommates and not just one. You will also have the responsibility of dealing with the roommates, unlike if you have a primary roommate.

Regardless of which option you choose to go with, you need to list all of the occupants on the lease. If you have a primary roommate, then one will be listed as the "primary leaseholder" and the others as "sub lessees." If you decide not to have a primary leaseholder, you will have all roommates listed as "co-tenants." This is really the major Allendale property management issue that surrounds having roommates for tenants, all other areas are pretty similar to those with the regular single-family tenants.
